How long does a property clearance take?

Normally within 4 to 8 hours, however larger clearances may take longer.

HDo you promise a next-day house-clearance service??

We cannot always guarantee a next-day service, as availability will depend on whenwe receive your enquiry, the size of the property and the type of clearance required.

However,we understand that some clearances are urgent. We will always do everything reasonably possible to work within your timeframe and will give you an honest indication of our earliest availability when you contact us.

I live overseas but need to clear a house locally. How does this work??

We regularly help people living overseas who are responsible for clearing the home or estate of a relative, so this is a situation we understand very well.

We can liaise with your solicitor, estate agent or another locally appointed representative where required. We can also provide photographs of the completed work and contact you if we discover anything valuable, personal, or unexpected.

Our aim is to manage the clearance carefully from beginning to end, making sure there are no unnecessary loose ends for you to deal with from overseas.

Would it be cheaper to hire a skip and clear the house myself?

Hiring a skip can initially appear less expensive, particularly if you are prepared to undertake all the lifting, sorting and loading yourself. However, there are several additional factors to consider.

If the property does not have a suitable driveway or private space, permission maybe required before a skip can be placed on a public road. Appropriate safety markings, lights or other precautions may also be necessary.

There are also restrictions on what can be placed in a skip. Certain upholstered items, including some sofas, armchairs and office chairs, may require specialist handling because they can contain persistent organic pollutants,commonly known as POPs. You should also consider the physical work involved. Moving large and bulky furniture through hallways, staircases and doorways can be difficult and potentially hazardous. Lofts and garages can take several people many hours to clear and may contain sharp, dirty or hazardous materials accumulated over decades.

There is an emotional consideration too. Clearing the home of a relative can be extremely difficult. Our service removes the burden of the heavy physical work while ensuring the property is cleared carefully, thoroughly, and responsibly.

How do you dispose of items containing POPs?

Persistent organic pollutants, or POPs, are harmful chemicals that may be present in the foam and fabric used in certain upholstered furniture. Relevant items can include sofas, armchairs, sofa beds, upholstered dining chairs and office chairs.

These items must be kept separate from other waste and sent through appropriately authorised facilities. They cannot simply be treated as ordinary landfill waste. As a SEPA-registered waste carrier, we identify and segregate relevant materials before taking them to suitable authorised waste-management facilities.

This ensures that upholstered seating and other controlled materials are handled responsibly and in accordance with current waste regulations. SEPA’s guidance explains the requirements applying in Scotland.

I have some items that may be valuable. Can you help?

Yes. If we identify something that may have a resale value, we will bring it to your attention rather than simply removing it as part of the clearance.

It is important, however, to set realistic expectations. Many items collected by previous generations no longer achieve the prices they once did. This can include china, tea sets, crystal, ornaments, pictures and traditional dark-wood furniture. Homes are often smaller today, fashions have changed and inexpensive new furniture is widely available.

Unusual,rare, collectable, or particularly well-made pieces may still attract interest.Where appropriate, we can help arrange for potentially valuable items to beassessed or sold through our registered auction house. Subject to prior agreement, we mayalso be able to offset the agreed value of suitable items against the cost ofthe clearance.

Wewill always discuss the available options with you before anything potentiallyvaluable is removed or sold.

What are your payment terms for a house clearance?

Payment is normally due when the clearance has been completed. Our preferred paymentmethod is bank transfer.

For larger clearances taking place over several days, we may ask for a deposit before work begins. Any deposit requirement will be explained and agreed with you in advance.

We do not automatically offer extended payment terms for probate-related clearances. If payment is to be handled through a solicitor or delayed until probate funds become available, this must be discussed in advance and confirmed in writing by the solicitor. Where extended terms are agreed, payment will normally still be required within 30 days.

HDo you undertake recycling-centre runs or collect black bags?

Generally, no—not as a standalone service. We may remove bagged materials or take items to an appropriate recycling or waste facility when this forms part of a larger house-clearance project.

We are not a low-cost rubbish-removal or “tip-run” service. Our vans normally perate with a two-person team, our staff are properly employed and paid above the Real Living Wage, and we are registered with SEPA to transport waste. We also take the time to separate materials and route them through appropriate recycling and waste facilities.

For these reasons, we cannot compete on price with informal “man and van” services advertised through Facebook and similar platforms. What we provide instead is a reliable, careful and thorough house-clearance service in which the contents of the property are handled responsibly and the job is properly completed.
